Rental Application Policy and Procedure

Thank you for applying with Park Place Property Management, CRMC for your housing needs. In order to best serve you, we feel it is imperative that you are made aware of and fully understand our application policies and procedures.

Please read this page carefully before completing the application. It is the policy of this management company that applications must be complete and all fees paid prior to submission for consideration. All completed applications are processed on a daily basis (Mon-Fri). Application fees are nonrefundable.

A complete application will contain:

  1. Completed Park Place Property Management application (One for each individual 18 years and older)
  2. $45 Application fee for each application submitted
  3. Income verification submitted for each applicant
  4. Security Deposit to hold the property (Optional)

General Rental Criteria

Rental History

No Forcible Entry and Detainer (evictions) unless you have verifiable documentation of landlord irresponsibility. However, an FE&D due to property damage, unpaid rent, drug use, or any criminal activity by the resident will not be accepted under any circumstance.

Any eviction, filed or granted, within the past 10 years is grounds for automatic disqualification.

No history of any damage to the residence, or an outstanding balance due to a previous landlord.

If there is money owed to a property management company, it must be paid in full & a receipt presented. If the money is not paid in full, applicant is automatically denied.

If you have no prior rental history then you may be asked to provide a qualified co-signer. The cosigner must fill out our application, have a good credit history, and be willing to sign the lease.

If there is money owed to a utility company or property management company, it must be paid in full & a receipt presented. If the money is not paid in full, applicant is automatically denied.

Verifiable Gross Income

Our income requirement is a minimum of two and one-half times (2.5 times) the rent charged on the residence, locally. Section 8 vouchers and certificates may be accepted and are subject to approval of the property manager. Employment/income must be verifiable by property manager.

Criminal Background Check

Residency may be denied due to criminal history (see Criminal Background Criteria)

Score Range Comments
600+ If applicant: Meets income, has no evictions, & has a clean criminal background, ok to approve w/no contingencies & no rental verification.
550-599 If applicant has: Good rental history, meets income, has no evictions, has a clean criminal background, ok to approve w/no contingencies *If no rental history is verifiable then co-signer is required or an additional deposit EQUAL to one month's rent (applicant's choice).
500-549 If applicant has: Good rental history, no evictions, meets income, criminal background clean= co-signer is required or an additional deposit EQUAL to one month's rent (applicant's choice).
450-499 If applicant has: Good rental history, no evictions, meets income, & criminal background clean= Co-signer required
400-449 If applicant has: good rental history, no evictions, meets income, criminal background clean= then co-signer is required or an additional deposit EQUAL to one month's rent (applicant's choice).
399 and below Denied.
No Credit Score If applicant: Meets income, has no evictions, has a clean criminal background, & good rental history=Co-Signer or Double Deposit, their choice.
Homeowner/ No Rental History If applicant: Meets income, has no evictions, credit is 600 or higher, & criminal background is clean= Approved. *If credit is under 600, seek a co-signer or double deposit
Does not meet income (regardless of credit score or rental history) Seek co-signer/Consult Property Manager as needed.

If a Co-signer is required the Co-signer must meet the following requirements:

Service or Companion Animals

Service or companion animals will always be accepted, provided documentation is submitted. A pet deposit will not be charged for a service or companion animal. (Documentation will be required)
